500,000sf; 25 Stories
271 17th Street is the third office tower in one of the nation’s largest brownfield redevelopments, Atlantic Station in Midtown Atlanta. Completed in June 2009, the tower achieved LEED-Core and Shell Gold certification, incorporating seven prototype credits that Epsten Group obtained for the entire 138-acre Atlantic Station site.
The 25-story, 500,000 square-foot building is the largest of the three towers and incorporates a variety of sustainable elements, including low-emitting interior finishes. For the construction, Epsten Group initiated a construction waste management plan to divert materials from landfills. The building is efficiently designed to use chilled water from a central energy plant and has a light-colored heat-reflecting roof. An energy-efficient curtain wall opens up the office interiors to superb views.
